I have been in the Estate agency industry for over 20 years now and the one thing that has really changed is how we can present homes. That comment comes predominantly from the use of digital photography and the internet but it doesn’t stop there. It has a double meaning. The presentation element of things is the biggest influence you have on selling your home too! It gives you a opportunity to really stand out from the crowd and show off your most valuable assets within your most valuable asset!
By taking the time before we market to move round your home looking at each room individually, it is prudent to ask these questions. Is it decorated well and could it do with a lick of paint? Does it have a true purpose? This is a big one! As many rooms can lack a purpose and become dumping grounds (often a conservatory that is not used properly can have this issue, as it is only used for part of the year). Dining rooms also get a similar problem when they become corridors to a kitchen and as more people eat their evening meal in front of the TV they can loose their identity top. Do you have the ability to create another room or space by giving it a dual purpose? So could you put a desk in a large landing space, to show it could be used as an office area or a reading space by putting in a nice chair by the window. We will also look at what should be hidden away and what is best to leave out.. Bathrooms I find are a magnet for brightly coloured containers and often lots of them! They can distract from the actual finish that you may have worked very hard to achieve. Do you need to put away some of the clutter and show off some of the space that you have, that we all find it so easy to fill!
Gardens are a really great way to ramp up value. Clear out overgrown shrubs and cut the lawn. Trim the trees and paint the shed if it needs it. It is surprising how much value can be added by a well presented outside space that people can visualise just moving into it. Weeds in the drive are another really good way to have a significant effect on the initial curb appeal that people experience.
In doing this you make our job easier! Im not saying this to make things easier for us! But we can get much better photos and inevitably a better price with a beautifully presented home, than one that we have to be selective on the images that we use online.
