The open house is a very special tool for the sale of any property, however, it must be used in precisely the correct way to generate positive results rather than negative!
Some agents will just book an open house at a pre-determined time demanding that viewers arrive within this hour time slot. However, if the results are limited or, in some cases I have heard of… non-existent, then this is incredibly embarrassing for the vendor, not to mention rather demoralising!
When we book an open house we let the open house book itself.. So this is how it works, we initially book the first viewing with then a second confirmed appointment twenty minutes earlier or later and a third visit, again twenty minutes earlier or later, ensuring that there are at least three visitors to the open house and that our clients will fully benefit from the nature of the open house, which is to have one viewer leaving and one arriving, placing pressure on all parties as they are confronted with their competition. Buyers will put themselves under far more pressure that we could ever administer if they like a property and this is a tried and tested technique.
So, don’t be fooled by estate agents stating that they will set up an open house for you. Because this is NOT the re-invention of the wheel… in fact, if you only have one visitor at the end of that open house and they are aware that you had no other interest, it’s actually rather derogatory and you are then left in a weak position to negotiate.
