Almost on a daily basis we speak to clients who wish to view properties when they have not placed their own property on the market. The property they are viewing, we refer to as a catalyst because this is the property that has surged them forward and forced them to arrange to look at the property prior to fully committing to the idea of moving.
The reason I say they are not fully committed to moving is because they have not committed to putting their house on the open market, which is a surprisingly ‘telling’ step in the whole process.
In my opinion the best way to engineer a move is to place your property on the market first, at a sensible price enabling you to achieve a good financial backing for your next move forward. Have a shortlist of 3 to 5 properties which you would be happy to view at any one time and commence your viewings once your property has achieved viewings itself.
Unfortunately the complete opposite often happens. People are forced to move quickly and out of their comfort zone when the perfect property for them presents itself to the market and they are not ready. This is why we call it a catalyst… because it has explosive results and buyers will bend over backwards to ensure they are able to secure this special home.
As a bystander looking in from the outside it is very easy for me to say market your home first and then find. I have seen first-hand that the ideal property will force dramatic changes in personality and spontaneity.
In my opinion moving home should be an easier process, certainly from a mental point of view and if you can withstand the urge to view that property catalyst at the early stage of your considering a move, I would generally say this would save you some heartache. Use the opportunity of seeing an ideal property to spur you on and put yourself into a stronger position to enable you to buy the next catalyst which will inevitably come to the market place.
